Rental Primer for the beginner - Why a rental program
When you come to the beach on vacation and rent a beach condominium you
most likely made reservations through a rental company. This
condominium is not owned by that company, it is owned by an individual
or family very much like yourself. This condominium owner has elected
to buy and place his condominium on a vacation rental program making it
available for you and others to rent. Why? Why Not! There has always
been people who buy and rent homes, apartments, or office space. It's a
business, an investment, it's a way for owners of beach condominiums to
not only own and enjoy a beach second home, but have someone else's hard
earned money pay for it.
How does it work? Most owners hire a rental
management company to rent and manage their condominium unit. Some go
even further and manage the rental themselves. It's your choice of
course, it's your property, but by far most use a management company.
Using a professional rental management company takes away all the hassle
and worry that goes with renting a property. They not only promote,
advertise, handle bookings, and do the accounting, they maintain the
unit right down to replacing a light bulb.
What does this type of service cost? The going
rate is anywhere from 20% to 40% of the gross rental income. Most
companies charge around 25%. To pay any more than 25 to 30 percent the
management company better be doing one hell of a job.
Most rental
management companies are not located on site. They are usually located
in a central location and handle many units in a large area. On-site
rental management is limited to the larger condominiums with enough
units to warrant an on-site program. By comparison there are very few
on-site programs. If you have a unit in an on-site rental program it
should have a better occupancy over time than one that is not.
Ok, now you have bought a beach condominium or
home and
placed it on the vacation rental program. After several years of having
others pay for your condominium take a look at two things.
1) If you have a mortgage look and see how much
it's been reduced. Remember others have reduced that mortgage for
you.
2) Now check how much your condominium is worth on the re-sale
market.

owned, enjoyed, saved money, and made money.

first step of course is to find and purchase a condominium or home of your
