As you can see from the photos, Gran Pacifica has moved
well beyond a promise, into a firm reality that
continues to visually improve daily. The first 18 holes
of golf are under construction and will be finished in
March 2008. Cobblestone streets and ''Old-Chicago'' clay
brick sidewalks in phase one are nearly complete. The
first homes are under construction, and the Las Perlas
condominiums will break ground this month. Many of you
have sat on the sidelines waiting for this moment,
waiting to be sure all that was promised would become a
reality. That moment has arrived. The time to act is
now.
Some people have asked
why it took so long. It boils down to 3 things. First,
we are 100% equity funded. We don't depend on sales for
anything other than paying dividends to our
shareholders. If all sales stop tomorrow, our project
still gets completed. We raised all the money before we
started. Second, we set out to do it right the first
time. Most folks don't appreciate the detail work on
paper and what it takes below the ground to create a
world class resort community. In our case it meant over
18 months in land planning and civil engineering before
the first shovel of dirt was moved. Measure twice, cut
one as the saying goes. Third, it always takes longer
than you plan, but getting it done right is more
important than rushing it.
Another huge benefit
to our property owners is the money spent on things
you'll never see, but you'd certainly miss if not
considered. Some companies spend hundreds of thousands
or even millions of dollars on marketing. Our approach
was to give those dollars to our friends and neighbors
at Gran Pacifica in the form of permanent improvements.
There are literally millions of dollars buried in the
ground that we hope you never see. But they are there,
ready to deliver the cleanest drinking water possible,
the highest quality electrical power, broadband internet
and phone service through fiber optic cables, an almost
unlimited number of cable TV stations, and even a city
sewer system so you don't have the hassles of septic
tanks in clay soils.
These are all things
that most of us take for granted and we can in North
America. But here, please do not assume they are in
place. You need to ask and be sure. These are critical
issues that make up the “creature comforts” that we
enjoy so much without even thinking about them. They are
the real meat in the fajita; they are the substance that
fills us up and satisfies us. Yes, sizzle sells, but
take away the meat and you'll be left unsatisfied. The
developer must worry about these issues on your behalf.
We have thought about them, hired experts to design
them, and spent the millions of dollars to install them
for you. Gran Pacifica has both the meat and the sizzle.
The best form of
advertising is word of mouth. This is exactly what is
happening at Gran Pacifica. Phase one home sites are
over half sold at this point and there is a contractual
commitment on the part of over 80 owners to start houses
within the next 24 months. The first condominium
building of Las Perlas is over 2/3 sold out and
reservations are being taken on the second building
already. Not in our wildest dreams would we have
imagined a response like the one we are receiving. The
response has been so great, that we actually broke
ground about a month ago on the next phase to get more
inventory to the market.
The new phase is
the Casita Village and will give offer complete lot and
home packages starting under $100K. Golf
front lot and home packages will be available from
$149K. If you'd like to be the first to receive this

formal roll out in about 2 weeks. Additionally, there
will be 21 delayed build out lots available for folks
who want to own property without the timelines for
construction.
