Title Ownership Information and Financing Information:
 
1. The first thing you sign is a promise to sell during the transaction of funds and purchase process.
2. Once you finish with your payment: you choose to come and sign the deed of sale with our firm of lawyers or send a power of attorney in which they will give instructions how to proceed.
3. once you signed all the required documents they will proceed to register and legalize your lot in your behalf, this happens in a period of 2 months, once we get the title we'll send it to you.
 
The financing option is handled by the Caye International Bank and us.

 

Gran Pacifica has created the most efficient and least costly method for you to finance the ownership of your home site at Gran Pacifica.  This method is a common method of ownership in the region and you’ll quickly see why.

 

As you can probably imagine, the complexities of working with 3 countries, the US or Canada (owner), Belize (financing) and Nicaragua (land) all of which have rules and processes that must be followed, adds up to a complex process that would include no less that 7 separate Fed Ex shipments and at least 2 Nicaraguan consulates, one in Belize and one in the US or Canada.  While theoretically possible to work through this process in reality, for all practical purposes, it would be next to impossible. 

 

What we have now established to make financing a relatively simple process for you is to create 2 separate transactions.  We will keep the financing portion of the process between you the buyer (US or Canada) and the finance institution (Belize) as one complete transaction. The second transaction, the land sale and transfer, would be between Belize and Nicaragua.

 

The first step of this process is that you send your loan application (all our loans are automatically approved) to Belize and then Belize sends you the paperwork from the bank. Once you accept and sign the documents you send with it the 20% down payment and automatically the bank transfer the funds into our account.

Financing is available at Caye International Bank-Belize:
-Amount to be financed: 80% of lot or house
-Interest rate: 10% fixed for 3 years.
-After 3 years: US Prime rate plus 4.5% fixed annually
